Hi Joe,

There have been many and are currently still many home builders in Lake Havasu City who build a great product.

While many of the builders have shied away from building in the past couple of years with an over-abundance of new home inventory, there are still builders who will build a custom project for you if you would like to go that route.

If you see any existing homes in particular that you are interested in, I can find out who the builder was for you and you can investigate if there are any complaints filed against that builder with the Arizona Registrar of Contractors. We get into shady territory if I explicitly tell you "that's a great builder" about one builder or another, so I don't want to get myself in a bind by sharing my personal opinion with you. As a real estate licensee - I could get in trouble for that. I can simply provide you the resources to see if there are home builders out there who have active or past complaints against them. If they don't, you're probably in the clear to purchase a home built by them.

My father is a licensed Residential and Commercial General Contractor - his company is called DPL Development. He builds about 1 to 2 homes per year as speculation homes, and has been doing so across the state of Arizona for about the last 30 years. If you would like to talk to a builder, I can highly recommend him.

I would check that site to look up the name and history of any builder of a home that you are intersested in purchasing. Also, more important than anything - you should consider hiring a home inspector to go through a home that you would like to purchase. They will alert you of any property flaws that you should be concerned about. It's a great insurance policy to have the home thoroughly checked out before buying it!

In regards to your second question - there is no way to track what area of town would be best if you're hoping to stay "away from short term rentals". There are no zoning ordinances against short or long term rentals in most areas of town, so they really could pop up anywhere. I'd recommend that you check the surroundings of any home that you're considering purchasing and do some investigatory work before you agree to go through with the sale.
