What would be a range for renting a small commercial space (300 sg ft)?

Small suites are hard to find. Most tenants looking for one office succumb to subleases or executive suites. There is some availability in Jackson Square and on Market Street at $40.00 a square foot per annum: $1,000 per month.

Actually, I'd really like to sell it. It could do really well, but I just didn't have enough start-up to make any financial mistakes. I basically have more demand than supply. It would be a great opportunity for the right person.

I am trying to find out if the less than 300sq ft retail space on O'Farrell & Hyde that I am already renting is in the range it should be.
