The last response was right about May Gray and June Gloom, and that last year was worse than most because our temperatures were so low this last summer. Normally, you get some morning coastal fog, then it clears up somewhere between 10am-12pm, sunshine, then some clouds (on some evenings) again around 7-8 pm. I have lived here for 25 years. Of course, with weather, it is hard to predict. As you move in a little further east on the 56, the fog burns off quicker. You can't beat Carmel Valleys location though when it comes to proximity to the beach, downtown, Del Mar, La Jolla, and shopping, which makes up for some occasional fog. Real Estate holds its value really well in Carmel Valley, as this last year values went up 3%.
