What is the best way to get listings in a market that is controlled by a few agents??

One way to become known is to become a volunteer for organizations located in the area. There are a number in just about every area, such as: local chamber of commerce (in a highly poulated area, there may be more than one); regional chamber of commerce; Rotary; your local place of faith; kid's soccer, baseball, softball, etc. organizations; PTA, clubs, etc.

It is very hard to be all things to all people, which means it is also unlikely that anyone has a lock on the local market. It always is good to find a niche that you can leverage, such as young people who are new to the area, single mothers, retiring seniors or FSBOs. You also can farm an area that seems to belong to one person. There always will be people in that area who do not want to work with that person. You can set yourself up as the best alternative.

But, most important, you have to get out, talk to people, call them, shake their hands and do good work in the community, such as getting active with a favorite charity or school. Just make your presence known.

Everything in real estate revolves around mind-set. Don't pay attention to what the other guys are doing out there, even if they seem to have more than their market share. Keep going after the listings and the name of the game is consistancy and follow up. Work hard with your past clients or data base of family, friends and mets and keep reminding them that you are in the real estate business. Ask for referrals. Build your website and market yourself online. Join local organizations, get to know people and always be talking real estate. There is no magic bullet, real estate is hard work. Don't forget to work your buyers, they will become your listings a few years down the road. Just a few ideas.....there are many!!

Find their weaknesses and work that angle as well as find your niche that works for you.

Something as simple as time effective contact management is an area some top agents do lack.
