Janice was right on the money. There has been only one sale, and for the price she indicated. As you are probably aware there are two completely different types homes on that street, depending on which side of the street you're on. The town homes came in two different configurations, where Miller & Smith built some without the 3rd floor finished. If you were to peek in the attic of a two level home, you would see that the 3rd floor could be finished off. Sadly enough, some of the two level homes were reported to the county as 3 level and they have been paying taxes on living space they do not have.
In Belmont Greene, there have been no other similar homes sold this year that compare to the 2 level town homes. The home that sold on Tilberg was a 2 level, around 2100 square feet. The 3 level towns are between 2571 and 2688 square feet. Based on square footage, you would also consider 20413 Bowfonds (362,000 minus 9000 seller assistance sold in January) a comparable to the three level homes.
There are not many town homes in Ashburn on the market now, that are the size of the ones on Tilberg. That's a plus if your selling.
