What are the concerns (flooding, resale, health) for a home whose backyard backs up to a flood drainage canal?

We're looking at a Glen Manor home in Fremont, CA whose backyard backs up to a flood drainage canal. Is there something we should be worried about? Or is it not really a big deal? We're not too familiar with these kinds of canals. Thanks so much!

You've covered all of the concerns I get from buyers when showing homes that back up to canals. It all depends on your personal concerns/feelings on having a canal behind you. Everything has some level of risk so depends on your comfort level vs. price. If you're getting a really nice house for a good deal maybe it's worth it for you. Flooding - This could potentially happen, but do not have knowledge of it happening in the area. Most of Fremont is considered in an area of "potential flooding" There should be a disclosure or report on the subject. Ask to see the Natural & Environmental Hazards report on the home if there is one...or Natural Hazards disclosure statement. Also, call your insurance agent and ask if this will effect getting home owner's insurance and if it will result in paying a higher rate than normal & more/less coverage. Ask if you will need to have extra flood insurance coverage. Re-Sale: Just as you have concerns when you go to sell potential buyers will most likely have the same concerns. Health: Depends-Is there year round running water in the canal? standing water at any time during the year? dry most of the year? If it has water in it part/most of the year mosqitoes might be a concern. Call Alameda County Mosquito abatement and see if they spray in the canal & how often.

As a potential buyer today, you can pretty much plan on future buyers experiencing the same reservations.
