Congratulations on selecting the Ponte Vedra High School District as your area of focus for purchasing a new home! Kim is right on all points regarding a buyer's agent! Because schools are very important to you, it is also critical that you have as much information as possible with regards to schooling options to make the best choice for your family. I am a mother of 5 children and know the ins and outs of schooling in private, public and parochial schools. Best thing is to use an experienced Realtor who specializes in buyer's needs and goals and one who is very knowledgeable about the area- Ponte Vedra in particular but also the surrounding areas in case you find that you need to broaden your scope. Whilke Nocatee is not zoned for PVHS it is zoned for Nease HS which has had an A+ rating for the past 10yrs. There is a not an excessive amount of inventory in the PVB area- which is good for maintaining home values - but there are a lot of really homes available.
I am not a realtor I can recommend several who specialize in this area. As the lender I get a 'back door' insight into which realtors do a really good and thorough job for their clients and which sign the contract and just wait to get paid.

Ana is so right, St Johns County is ranked Number 1 and the best way to find out which school your child will attend is to go to the St Johns County School District website http://www.stjohns.k12.fl.us/rules/zoning/
Just put in the address of the home you are interested in buying to see which schools your child will be attending.
You'll be glad you did. This website is chock full of all the information you need to make good choices for your children. Another terrific site is the Florida Department of Education School Grades to see how your school compares see it at http://schoolgrades.fldoe.org/

Although Nocatee is just east of the High School it is not zoned to go to PVHS. The zoning for that school is east of the school. It's important to keep informed of the ever changing boundaries. St. Johns County is the number one school district in the State of Florida, if you choose to live outside the boundaries, there are several school options that can meet you children's academic needs through various academies. Have you had the opportunity to look around Ponte Vedra High School? PVHS is located west of the intracoastal waterway. Nocatee is a brand new town with new homes and great ammenities. Walden Chase is also a nice family community. Both are right next door to Ponte Vedra High School. Look at my blog at http://www.guidemehome2pontevedra.com for information on subdivisions in the Ponte Vedra area that covers the gated and non-gated communities names, years built, and price range. There is not a large proportion of short sales and foreclosures in the Ponte Vedra area. You can also go to http://mypontevedrabeach.listingbook.com and use those subdivision names to search (under the tab for subdivisions). We are currently in the same process as well. We feel the market is very unstable. Your best tool to make your own decisions will be to find a buyer's certified realtor and to use http://www.listingbook.com. That website is an amazing tool to gain access to homes available AND sold, price per sq ft, criteria search in the specific area you wish to buy. The realtor can set you up to view those specifics. I would recommend Michele Rossi with Marsh Landing Realty. She is very sensitive to our needs and comments. Be careful to NOT buy a home because the 'price sounds good'. The market is ever changing due to large amounts of short sales and forclosures. The interior of homes are 'older' leaving a lot of work to do to compete with the 'new' homes around the corner- if I dare say. However, PVB does hold its charm and poshness - which is its strength!
