You may even consider buying as $3,500 can buy a lot of house. You may qualify for one of many loan progams? You may qualify with a minimum 580 fico score for half percent down payment program if your a US citizen or a Stated Income Loan if you are a Foreign National with no fico scores. Yes, Torrance is a great place to raise a family. I was born in Torrance, grew up in the Torrance School system and I have 3 children of my own in the Torrance School system. There are great gated communities as well as single family homes to rent.

Hello Justine,

El Segundo has a variety of Fortune 500 and Defense companies, El Segundo has a terrific School system with two elementary schools , an Intermediate school and a High School. El Segundo is a safe community, great for families. It's close to the communities of Manhattan Beach, Hermosa Beach, and Redondo Beach, some of the nicest beaches and expensive communities in the LA area.

Some other great cities close by include Torrance, some areas of Hawthorne are nice, Westchester. I was also born and raised in Torrance and can concur that it has great schools and nice safe neighborhoods. Please feel free to contact me I would be happy to provide you with more information.

As other answers have said, there are a number of great towns with good schools. Locations closer to the beach are more expensive of course. El Segundo is a great town and would obviously be close to your work. For the budget you've mentioned you should be able to find a nice single family home.

If you plan on staying in the area you might consider buying if you have enough saved for a down payment. If you don't have enough for a down payment, or would like to live in the area awhile before buying, then you could also consider looking for a less expensive rental to help you save for a down payment.

Personally, I would look in Redondo Beach and Hermosa Beach. Not only are you close to the beach and all the fantastic beach activities in the area, but there are also some wonderful elementary schools. How do I know? I live opposite one. In Hermosa Beach is a fabulous restaurant owned by an Austrailian called the Gum Tree. You will feel right at home :)

Hello Justine, The city of Torrance would probably be a great area to start with. Been not only a Real estate agent but a father of 4 and a resident of this city I can tell you that Torrance is a great community with award winning schools...
