A true gauge of neighborhood prices is to consider the size, location and amenities and condition of the property is. The average doesn't consider the salability of the home. A home that has been updated with more "buyer appeal" will sell faster as well as higher than a home that is in am "original" 1960's type home.
Size=square footage, but also how many bedrooms, bath, and the size of the garage. Amenities or the +'s of the house: New windows? Fireplace? 2 car garage vs the normal 1 car garage? Location takes into consideration if its on the main rd of the subdivision or a side street, corner vs mid location.
