The weather in Malibu is a wonderful Mediterranean climate. Temperatures range from 50's to 80's. Winter has some rain storms, but usually the weather is fantastic. There are lots of very private properties in Malibu, there are also gated communities with guards. Crime is very low. For more on the weather, check out weather.com and put in zip code 90265. For more on the crime rates, check out http://www.cityrating.com/crime-statistics/california/malibu.html

When the last owners of the 17,000 acre Malibu Rancho decided to market and sell property in Malibu to raise cash spent fighting to keep roads and the railroad out of Malibu, One of the major marketing focuses was that it is cooler in the summer and warmer in the winter.

The climate in Malibu is exemplary!

There are many very private properties with incredible private beaches. There is awesome large beach estates that have no access except through private gates, roads and very difficult for anyone from the public to ever see the property.

The crime rate in Malibu is very very low. It has been a safe place to raise my kids and the schools are top notch.

Kjkimble777 these are all good questions. Most people consider Malibu as a Destination Choice due to its cooler climate compared to inland. Generally the climate is 10 degrees cooler than the Western Part of Los Angeles. If you would like more demographic details please reach out to me directly

The weather in Malibu is good nearly year round and has over 300 days of sunshine. It is about 8 to 10 degrees cooler than downtown LA. There is plenty of very exclusive and private properties in Malibu. To check the local crime rates, just google search Malibu City demographics, usually you can find out a lot about an area by doing this including the recent crime statistics.

Feel free to contact me anytime with questions you may have or if you would like to view any properties.

The weather is about 10 degrees cooler than downtown Los Angeles due to the cool ocean breezes and what is know as the "Marine Layer". It could be sunny 1 mile off the coast but cloudy on the beach and this effect is commonly known as June Gloom and May Grey when it commonly occurs. When looking at weather be sure to look at beach weather and not LA weather.

Besides the over 300 sunny days we get a year, we also get storms here and there during the winter months which makes driving on PCH hazardous. In addition, the canyon and mountains areas are subject to fire hazards if not maintained properly.

Overall, Malibu has many private beaches and gated communities. Here are a few:

Tivoli Cove
The Pointe at Malibu
The Malibu Villas
Malibu Bay Club
