Is Ponderosa Park area in Sunnyvale, CA considered a safe place to live?

I see the poverty rate is 8.5% whilst the poverty rate in the whole Sunnyvale area is 5.4%

I have to echo the sentiments of my colleagues on this one, and further to emphasize Dave's point that if you believe poverty is an indicator for crime, then you will never find the home you want.

To be frank, Ponderosa Park is a beautiful section of Sunnyvale, and there are some fabulous homes in the area! I just negotiated the purchase of a home in the Ponderosa area for my clients--a 4 bedroom 2 bath property with 1800 square feet--that they bought for under $800,000. The community is quiet, the homes are well maintained, and my clients are extremely happy with their first home purchase.

When looking at any property it's very easy to find negatives about the site that discourage any buyer from buying, well, pretty much ANY home. It's the savvy investor and buyer who can weigh the positve and negative aspects of an investment, while eyeing the value of the asset in the future and studying current and past trends to extrapolate the return. While schools, crime, and the home's intrinisic characters will most definitely influence the value of the home, I've never drawn a conclusion that communities with lower median incomes necessarily are always linked more closely with crime.

As the others said, before you "turn yourself off" to very good investment possibilities, you might review the crime statistics in the area to ensure that the neighborhood meets your personal requirements for safety. I think you'll find that even the "safest" neighborhoods will have crime. You need only to determine what is acceptable to you.

There are a couple of trailer parks nearby, which probably explains the poverty rate. But note that Ponderosa Park home values have skyrocketed recently.

Ponderosa Park is a very nice neighborhood. I know people who have lived here for years and have never had a problem. Even though it is part of Sunnyvale, it does fall into Santa Clara schools. You will not have a problem with resale in this neighborhood. Properties sell fairly quickly especially because of the demand for Peterson middle school. Location is excellent with quick access to major streets like Lawrence expwy, Wolfe and El camino. You may also want to consider the excellent Birdland neighborhood next to Ponderosa. Good Luck.

Ponderosa Park is a safe place to live. The people might not be able to afford Cupertino, but they are nice people. Just go watch the kids play at the the park, watch people play tennis, see the people talking quiet walks around the block, and you will see what I mean.

Do you believe poverty is an indicator for crime? If so, you may never find a home in your price point. I suggest that you go to http://www.crimereports.com and look at crime stats versus poverty stats.

Us agents are prohibited from steering to or away from neighborhoods. You have city data, all check out http://www.Crimereports.com. You can also drive around neighborhoods at various times of the day, night, weekends, and talk to neighbors. You will get an idea if the neighborhood fits for you.
