Hi J,

My suggestion would be to see it for yourself. Please don't take this the wrong way. Planning a time were you can park your car and take a walk through the neighborhood a few different nights during the week during opportune times can really payoff. In my experience, demographic data might be dated and may not necessarily reflect the reality of the neighborhood. If you invest enough time in this it will pay off. It's an important decision and being comfortable in your environment should be one of your top priorities.

Let us know if you have any other questions.

Hello J,
Tracy is still considered a small town, with low crime rate and good schools. The area around Sequioa is an established neighborhood, with more and more homeowners actually residing in their homes. Years ago, the majority of the homes were rented, now that is not the case anymore.
The following link will take you to an active listing on Sequioa Blvd., where you can see the demography information along with shool and crime rate details.

Please feel free to ask if you have any other questions.

Kindest regards.
