I'm looking for a home in between Farm Rd., Whispering Sands Dr., N. Buffalo Dr., and N. Tenaya Way. I like the style of the homes. How can I find?

out who the contractor(s) is/are for this neighborhood 'cause if I can't find a house for sale there, I'd like to have a similar house built and I don't have any way to get floorplans for these homes. ALSO, what is a good (safe) area of empty land if I have to build? I've got kids.

Ahhh Lamplight! I like your neighborhood choice, but I'm curious, how did you select such an exact area? I live along the 215 beltway up on this side of town, and my wife & I ride our bikes around this area to preview homes a couple times a week. Along with some of the Toll Brothers neighborhoods (East side of Tenaya between Farm and Elkhorn), the Lamplight Estates homes are some of our favorites as well. I see 1 of the 3 houses on the market in this neighborhood even has a basement, which we are used to in the NE (we're from PA & NY), but are quite rare out here! The house with the basement is vacant, so it's easy for me to gain access and take photos and video if you're interested. Call me and I'll give you some more info on 89131! -Andy

Hopefully you can find a house for sale that you like. Buying the lot and then building a similar home could end up costing you twice as much as finding a home already built.

There are roughly about 100 homes available in the area that you like, these include short sales, bank owned and traditional sales. Below is a link for the police departments crime watch website on here you can see the crime that is in the area and decide if the area is safe enough for you and your children. With some effort we can find the floor plans and permits for the properties you like. However, building in this area is often more expensive than buying a home, at this time in our market. Do you have a search going that notifies you of all the homes available that match the design you are looking for/

It would be tought to find out who the exact home builder are. Typically that information is not available.

Why don't you check out my online search tool? The direct link is below. You can draw your own search boundaries, set your own criteria, and the computer guys SWEAR you won't get tricked by old data and homes under contract. Then when YOU are ready to see your favorites, you can call me!

Unfortunately I don't have floorplans.

In the current market, nobody can build a house for what you can buy as a foreclosure or short sale. Unless you have VERY precise needs or are fabulously wealthy, I think this should be a plan of last resort.

How many beds and baths do your need? One story or two?
There are homes in short sale or Bank Owned REO's only a few years old that are 1/2 the price of buying land and building from the ground up.
