In My Neighborhood in Tracy>Question Details

Julz, Both Buyer and Seller in Tracy, CA

I live in Hidden Lake in Tracy, CA and am going to move. I am considering Ellisagary Ranch and Linne Estates, possibly Glenbrier. Any input?

Asked by Julz, Tracy, CA Sun Jan 22, 2012

Of course Ellisagary is in my same school district and the others I believe are in Jefferson which may be good. Not sure if any of these have HOA? Or any other tax or otherwise considerations.

Hi Julz,
All the neighborhoods you are considering are great and so is yours. Why are you considering the move? There are only three communities in Tracy with an HOA Hidden Lakes $95, Redbridge $188 and Fairoaks Ranch $135. Most homes built after 1986 will have Mello Roos Tax. Jefferson is a great school district and is highly sought after. I'm available to answer any questions you may have regarding your possible move.

Hello Julz,
I have two current listings in Ellisagary Ranch and there is no HOA but there is Mello-roos tax. Glenbrier also does not have HOA but has Mello-roos tax. Linne Estates does not have HOA but does have Mello-roos tax. Also in the gated community of Fairoaks there is HOA and also Mello-roos tax. I would love to help you find your new home in Tracy. Also if you need help selling your home I would be happy to help. I have helped others through their Short Sale or regular sale. I have lived in Tracy for over 26 years and know the community very well. Have a great day!

Hi Julz,

Since every person is unique with regard to thier likes and dislikes, its hard to determin if these will be the perfect neighborhood for you. I suggest you visit the Megan's Law website and then call and ask the police department about the activity in the area. In addition, I would suggest you spend some time in the neighborhood and even go so far as meeting a few of the neighbors. Ask them how the like it and what have been some of the issues in the there. Please understand that no niegboorhood is perfect and that you'll need to draw your conclusions with this in mind. Good old fashioned pounding the pavement will ultimately help you make a great decision.

All the best to you,

Rocky
