If not for a specific property, then condo fees vary community to community and often unit to unit, usually based on square footage. In part, it is impacted by the services the association covers, the age and condition of the condominium community and how successfully the association has managed its reserve. On top of the monthly condominium fee, there may be special assessments for large repairs or maintenance (roofing, painting, parking and driveway maintenance, etc.). The seller may know if a special assessment is coming up, and this should be in the III. Condominium Assessments, Fees and Charges section of the Condominium Addendum to Real Estate Condition Report.
