From the Realtor Code of Ethics article 4, In selling property they own, or in which they have any interest, Realtors shall reveal their ownership or interest in writing to the purchaser or the purchaser's representative. Article 5, Realtors shall not undertake to provide professional services concerning a property or its value where they have a present or contemplated interest unless such interest is specifically disclosed to all affected parties.

Some types of information considered imperative to disclose include whether agents are acting for themselves (self dealing). New York forbids brokers and salespersons to buy or sell property in which they have a personal interest without disclosing that interest.

When you want to move into any neighborhood you should visit the area during the course of the week during different times of the day. We all know that morning, evening and night have different type of activities going on. This would help you determine weather the neighborhood is what you are looking for. You may want to visit the local police station and ask for their statistics on crime/ safety

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

This area which is actually Ward HIll, however, listed as Tompkinsville on Trulia and Zillow, which ends two blocks from here, is one of the safest areas in NY. If you left your car door or home unlocked it would be left as it was with all your belongings in tact. I've lived in this area for over 20 years and it has not changed. It is still a upper working class to well to do neighborhood. I raised my Son in this neighborhood who is now a very successful Medical Professional. The friends he grew up with are NBA and NFL Players and Business Professionals, and are very well rounded happy successful people.
The 90 Cebra Avenue Property has a private off street backyard that is spacious and safe for children to play without the threat of cars passing while they play. Your neighbors are Councilman, Assembly man and woman, Lawyers, Physicians and Housewives and Househusbands dedicated to raising their children. The neighborhood is tree lined, quiet, clean and minutes away from the attractions but still offer that suburban feel. Golf Course, Ferris Wheel, Empire Designer Outlet Mall, Minor Leaque Yankee Stadium, Art Galleries and Sidewalk Cafes are already here and all coming to be in 2014. So if you are looking for a mint condition move in ready with high end finishes check out this property.
