I love them! It showcases our neighborhood and many residents go and take a peek,! I'm now selling my own home in Cedar Park and am having an Open House both Saturday and Sunday. I have personally spoken to all my neighbors to let them know, but also to invite them over. You just never know where that one buyer will come from!

We do them all the time and have not encountered neighbors that openly experss their dissatisfaction with open houses. In some respects, I think they find it reassuring that there is continues interest in their neighborhood.
GREAT just as long the guest visiting stay off the lawn, not throw out the trash.

When I was a rookie agent 13 years ago I held a lot of open houses. I liked doing them and still do. From my very first open house I sold 3 homes. It was probably beginner's luck. You have to enjoy them to be effective. If adults won't talk to me I usually can get their kids to open up. If the open house is quiet I work on returning calls and returning e-mails. Sometimes I will walk around the neighborhood and invite the neighbors to the first open house. Any potential buyers aren't going to know they are the neighbors.

As an agent I like doing them. Is it good for sellers???? I pick up plenty of sellers from them. Probably more sellers than buyers, but an occasional buyer too. I never just sit. It's dedicated phone time for me. I take my call list with me and call call call until I see someone drive up, so to me it's never down time. Don't think I've ever sold a house off an open house, or even came close. More often than not lookers are in the wrong price range or size or neighborhood, but I still talk to them and it's an opportunity to get them pointed in the right direction. It's nice to be able to tell them you'll call or email them when the party is over to give them the information they need.
In my experience here in Wise County (North of DFW), THEY DO NOT WORK and are a waste of time. The last open house that I held last year, was WELL publicized before and on the day of and I had six people show up. That may sound pretty good for an afternoon, HOWEVER, four of the people were a Mom, Dad and two kids, the other two were a couple. TWO CARS.....THAT'S IT! Four hours totally wasted. All Realtors in our area have the same type results and we just don't do them.
