The "normal" steps for buying a house are;
Find out what you can afford,
Look for houses in that price range,
Narrow down your choices,
Make an Offer on your favorite,
When the offer is accepted, hire an Inspector,
Deal with the small problems.

If you start with the small problems, how are you ever going to get to the OFFER?

The unit is approx. 22 years old. The coil, fan, and furnace have all been replaced with new about five years ago. I am a certified AC tech and also own the property. Maintenance is performed annually and functions perfectly. Contact Jeniene to come take a look.

The age of the A/C is going to be listed on the unit's label at the exterior. Some brands have the date of manufacture listed and easily readable, but many are hidden in the serial number. Every brand is different.

The age of A/C units isn't the only thing to consider. Also important is the brand, how often it was serviced, or the condition it currently is in. That will all be covered when you get a home inspection prior to closing.

Which house are you referring to? As for checking out the AC unit, you should have a certified HVAC specialist take a look for you. You can't tell the operating condition of the unit just by the age.
