Can anyone tell me how resales are going in the Santa Lucia development?

? How is the development itself--and structural problems, earth slippage, problems with the HOA, etc.? Thank you.

Resales in Santa Lucia are strong. There is a high demand for the homes in this community especially from empty nesters who are looking to buy a home below or near $2,000,000. Do you own a home in this neighborhood? I'd be happy to send you a home valuation when it is convenient for you.

It looks like the resale value has been fairly stable in Santa Lucia the last few years. There is almost no difference in the average sales price between last year and this year.

The average price was $1,817,500 in 2009, and $1,816,666 so far this year. There have been only 3 sales in Santa Lucia this year and 6 last year.

I am not aware of any issues with the development.

Santa Lucia is priced in the high $1mm's into the low $2mm's and I am not aware of any issues with the HOA there.

Since Santa Lucia is a small community of around 100 high-end, detached condos. There aren't that many resales each year - 2008 had 3 sales, 2009 had 6 sales and 2010 has 4 sales so far this year. This area has held up well in that there have be no pre-foreclosures or foreclosures during this period. All sales have been standard sales. The prices during this period have ranged from $1.7M to $2.5M. There are only 2 active listings at this time, one at $1,788,000 and the other at $1,799,000. PS: To net it out, homes in Santa Lucia have sold very quickly with an average price per square foot around $556. The days on market are very low. There are currently only 2 homes on the market in Santa Lucia.

Santa Lucia is the most upscale 'condo' development in Newport Coast and is priced accordingly in the high $1mm's into the low $2mm's. It has held it's value very well during this downturn. Although termed 'condo', they are large, detached homes, known for very high ceilings, a beautiful elegance and sophistication.

Most yards are smaller, although some have pools and an ocean or canyon view. Santa Lucia has a 24/7 guarded gate entrance with lush monumentation.

I am unaware of any issues with the HOA there and hear nothing but great feedback from residents there.

Please let me know if you need further assistance re: model floorplans or homes currently on the market. I live in Newport Coast and have sold many homes here.
