Realtor.com is a good benchmark for current asking prices. Trulia is good because it is user friendly. Lender websites are good as well.

Many of the web addresses listed below are linked to the MLS.
For some homes that are not listed on there, you can check Craigslist.org for your area.
Go to the section where it says for sale by owner.
During this era of short sales, etc, there are not to many out there by owner, but there are a few...

Some of the best websites are Realtor.com, Trulia.com and also several agents can allow you to search the MLS through their personal website.

You're getting answers from agents, including me. In Northeast OH, i'd say, Realtor.com, Truila & Zillow. They also use our IDX & set up search savers, to have daily e-mails of properties that fit their search parameters.

Thank you for your question about our favorite websites for real estate cyber research. I like Trulia, SoCal MLS, and bank websites.

Bank websites are my favorite websites for Foreclosure Research because you know what bank your dealing with up front. This gives you an idea of how long a sale may take because processing times are different for different banks.

http://Www.themls.com is where the other websites get their listing info. The guest site can be delayed (and so are all of the other sites), so you'll want to start to form a relationship with a real estate agent to set you up with access using his/her username and a special password just for you.
An agent can also set you up with auto-notifications of listings that fit your criteria.

My clients use Realtor.com, Coldwell Banker.com, Listingbook and my website IDX. Most also check foreclosure sites as well.

Hello! If I were you I would contact your Agent and have them sign you up for listingbook (I am assuming your in the Los Angeles area). Listingbook is a service from the MLS (multiple listing service) that will email you daily any updates including new listings, changes in price, off the market etc. This is a great way to organize your search and be up-to-date with all changes that are going on in the market place.
