Approximately how much would one pay for maintenance and HOA fees in the Spanish Lakes area?

$450-$600/month. and it increases slightly every year. :-( You are better off getting a manf. home that includes the land. A few places in the Sebastion do such as Bare Foot Bay. If you buy a new manf. home or a Block home in Spanish Lakes then HOA is around $440/month and it is guaranteed for life. No increases. Financing is avl. for both as well.

We are a licensed State of Florida Used-Only Mobile Home Broker, residing in Spanish Lakes Country Club VIllage (SLCCV), which is located on the Turnpike Feeder Road in Fort Pierce.

Fees in this facility are as follows: Rent of lot depending upon size of home and location. Golf course and lakefront lots are higher. Typical lot rent ranges from about $472 to perhaps as high as $560. For the lot rent you get lawn mowing and trimming, garbage and recyclable collections, and full access to whatever amenities the particular facility offers. Here at SLCCV, that includes FREE GOLF for owners, 2 tennis courts, 2 swimming pools, and all the amenities of a 25,000 plus sq. ft. clubhouse.

HOA, as such, is a strictly voluntary organization, and here the annual fee is only $3.00 per person. However, the HOA is largely a toothless organization, which can only request changes of the facility owners. The HOA has no assessment capabilities.

Wow...Toothless organization?....that is simply not true. The HOA is a volunteer board that is responsible for ALL ACTIVITIES and Events. Land lease is much higher than you are quoting and usually increases at least 2% per year. Only if you buy directly from Spanish Lakes do you get a lower land lease incentive. You can only assume the lease time left on the property when you buy it and then your lease goes to "Market Value". If you want to know exactly call the corporate office and they will tell you what the new rate will be on that property and how much lease time is left for you to assume BEFORE you buy it. Also make sure you find out from the office what repairs will be required BEFORE you buy it or make it contingent in the purchase agreement. Hope that clarifies. Are you saying that one does not have an ownership interest in the land that the house sits on? I see HOA figures quoted on one that I was looking at, in the amount of $500. +. I thought these were condos or townhomes, like on Hutchinson Island. It looks like there is a lot of moving in and out. Thanks for your comments.
