Since so many people today have dogs, I think it is a plus for a condominium building to allow dogs and gives it greater exposure to potential purchasers. The main thing is to keep your unit clean and free of clutter, with no scents that would turn off buyers.... more
You are correct that these splits may not be ideal comps for your home , however the agent may have made an adjustment on their analysis.Generally In our area split levels aren't as popular with buyers as are true 2 story homes. Speak to your agent about this and ask them why they choose these homes rather than some of the other recent sales of two story homes and see what they say, without having the report to review it's hard to really know the reasoning behind it.... more
A seller may have to pay for things like title insurance, closing fees, attorney fees, tax proration, plat of survey, transfer tax stamps, broker commissions, association paperwork, recording fees and other misc fees, all depending on the property, selling price and fees charged by the vendors etc....

As for the initial escrow deposit that goes along with the contract it requires the escrow deposit to be deposited with the escrow agent usually within the 3 days after the contract has been accepted, this is also usually specified in the purchase contract.
