The market is changing, but there are still many homes for rent or sale. The sooner you secure a place however, the better.
If you are looking at a short term rental situation of no more than a month or so, I would suggest that you look at some place like the Residence Inn, which provides "apartments" with a home feel but charge on a monthly or daily basis. Residence Inn #208 344-1200 1421 Lusk Ave- near downtown Boise.
If you are looking at a rental situation for several months, I would check with First Rate Property Management, which I work with on a regular basis. They can show you rentals, single family homes or apartments, that will meet your needs until you are ready to purchase, if that is your intention. They often work with families moving to Boise.

There is no magic answer to how much a Pet Deposit should be. The quickest easiest answer is "when in doubt, say no".
Each bread of pet is unique and different so there is no one size fits all answer. Did you know some insurance carriers won't even give you Home Owner's Insurance if you have certain breads of pets (i.e. pit bulls)?
If a puppy chews all your door casings and pees all over, how much will it cost to replace?
If a cat pees all over and sprays the walls, how much will it cost to use a product like Kills to seal in the odor before you replace the carpet and pad?
I have pets, so I am sympathetic to pet owners; however, I have personally spent over $3,000 repairing damages over and above a pet deposit since the tenant didn't have any money to go after for the additional damages!

I just checked back on this listing and saw that it was taken off the market and then cancelled. It appears that you were not successful in getting the extension. I am surprised that it still doesn't show as being re-listed or sold however.

Meridian in general is a great place to raise a family! The population of Meridian is smaller than Boise yet the school district in Meridian is larger since many families like the newer homes and amenities that the homes offer in Meridian.
Keep in mind that there are various subdivisions with Tuscany in the name (i.e. Tuscany, Tuscany Village, Tuscan Lakes, Tuscany Mesina, etc.) They are all just a little bit different in theme and price but are all great communities.
I have closed homes with over 55 builders in the Boise area, so I can provide insight towards many of the builders that have built in those communities if you like. We can even discuss having a new home built too!

Like everyone has stated, the Meridian, ID area feels like a very nice and very safe place to live in. I live there myself as do many, many realtors, and typically that's a good sign! I.e., if anybody would choose a great neighborhood to live in, it would be a realtor.
Much of the area is fairly new since the housing boom created a large interest in buying homes in Meridian, ID. Property values are pretty stable there as well, since they're protected by it's location that's virtually dead center of the county. Being so centrally located in ADA county, adults who work at one or the other end of town can get to and from work with ease.

I think one reason we have such affordable homes here is that our lot costs are much less expensive to start with. For example, lots in Boise are going from about $35k up to $200K depending if you are in a track home community or a view lot overlooking the city. I was out looking at nice acreage lots in Eagle yesterday and prices have started edging up higher again to about $150k.
Another factor here is that we are a right to work state so we don't typically use union labor to build homes.
Pricing varies a lot by community so even the same builder's home can vary greatly depending on lot cost, permit fees, subdivision/community requirements, etc.

You will get turned down by many lenders but there are lenders that will still do a loan with a 620 credit score. Find out what is causing your score to be where it is and work on the things that will help improve it. A good Realtor and Lender will help you do this.
Other factors include how much you plan to put down on the home, the reasons for the credit score, the type of loan, your debts, your income, etc.

There are many types of first time home buyer loans many of which are better than FHA. Shop around for options before making a commitment. For example, make sure they look into programs like Idaho Housing and Finance Association (IHFA); and several of the larger banks offer unique niche markets but even their own loan officers may not be familiar with since they are handled out of special departments.... more

buying a resale offers a home, most often, with window treatments and some appliances incluced (whether you like them or not, at least yuo can start off with something)..........also, there is usually some degree of landscaping already in place.............new construction may not offer those things.........and no matter what, when buying new construction, you better plan on spending a percentage OVER what you originally planned to spend!... more
