when and by what percentage can rent be raised in suffolk county New York if tenant is leasing apt?

FIRST ANSWER

I do not believe there are any rent controls in Suffolk County...it is at the will of the landlord.

As a landlord myself, when I get a good tenant, pays on time, reports problems immediately...I never raise their rent!
