1) If you are just looking to move and NOT buy another home you can surely just move and just rent your home.
2) If you are looking to move, rent, and then buy you should seek the advice of a local Mortgage Broker to determine what is possible as far as a loan Pre-Approval, not a Pre-Qualification. You MAY be able to use some of the rental income in qualifying for your Pre-Approval; however, this depends on how much equity you have in your current home.
As long as you qualify. Need to show that you can afford to make another mortgage payment. Lender will look at it as future income not rental income just yet.
