It depends what the price point is.

You obviously are abysmally ignorant and incapable of giving useful advice. That doesn't matter to you since you have no license to lose.

My advice to to is to learn about your market and be an aggressive pricer. Buyers today must get a great deal or no deal. Find out what has sold recently around you at the county courthouse to help with valuation assessment.

Forget agents as they will not encourage you price your home at a point at which it will sell because they are way behind the curve on what realty is about today. Get a great real estate attorney to help with contracts.

Goat your information is so totally erroneous, I'm surprised you haven't been removed from this site yet. What makes you think owners will listen to YOU (you must be an aggressive pricer)? One of Realtors' biggest complaints is that sellers think their houses are worth more than their neighbor's regardless of the data they are shown. Do you read the questions on TRulia? "My home has been on the market 6 months and was shown once. What's wrong with it?" 3 things: PRICE PRICE PRICE.

First put your home with pics on craigslist.com for free. I use craigslist all the time with great success!

Here is the link to your area:

http://denver.craigslist.org/hhh/

Next put your home on yahoo:

http://realestate.yahoo.com/Colorado/Denver/homes-for-sale?t…

Also there is forsalebyowner.com .

If your home has acreage then put it on landwatch.com.

Also you can get your home in the MLS without the hassle and expense of an agent here:

http://www.nuwaymls.com/mlsco.asp

These are just a few of the resources available to you.

Why would someone looking for a home to buy google your address?

The majority of the Real Estate website that consumers search for homes to purchase on are getting the for sale information from Realtor MLS feeds. There are a few options for FSBO's however they pale in comparison to the marketing exposure you get from listing with a Realtor.

How are people going to find your address to be able to google it in the first place? Today's Buyers are online and on TV when they start to look for homes. After seeing homes that interest them online and on TV they either call the listing agents directly to see each home one at a time. If they don't find one they like after seeing 7 to 10 this way, they call a Buyer's Agent and get out there and see a lot of homes. The average Buyer is looking at over 30 homes now before making a decision. Your home needs to be on the main Realtor websites, should be on Comcast 888, and needs a lot of professional pictures to be Sold quickly and for a high price. Quickly and highest price go hand in hand, don't try the old high price routine to see if someone will come along and pay too much. Let a Realtor or Appraiser show you the comps and get it priced to sell quickly. If you're not getting 3 or more showings in the first week, you're not advertising correctly or your priced to high.

We don't Sell homes in Durango but would be happy to give you a number to someone who can help you get your home Sold quickly and for the highest price.

Rhonda - I think you mean something like... 2435MainStreet.c o m? If you are you can goto a service like GoDaddy or Network Solutions and buy the domain name. But that is just the start. You need to set up the web pages. Both of the companies above have small 1-5 page websites that are budget friendly and easy to use.
