can 1 heir put their name on a deed and the other party/heirs still be heirs?

the taxes are due and the 1st heir live in the house and is entitled to elderly discounts to pay the taxes. Will the others still have rights to the property?

This sounds like a question for a lawyer that has more details than you are giving us.

You need to get with your probate lawyer.
Sounds like you need to sell the house or have the person living in it buy the others out.

Rarely would I think it is a good idea to hold on to the property to divide later.

Whatever state you live in, you require the assistance of an attorney asap. Realtors do NOT practice law.
