Are there real estate bulletin boards one can advertise on? I already advertise in the newspaper.
I will pay Agents & Brokers finders fees if the refer people who need a home but may not qualify conventionally, but have good paying jobs.
Another good source is CraigsList.

And consider direct mail--primarily postcards--to areas of potential renters.
Terry's suggestion regarding yard signs is good; I've heard that they can be very effective. I've also seen "bandit signs" used to attract renters and tenant-buyers.

I would recommend theat you go to postlets.com and oodle.com--these are free websites where you can put your rentals for free--I had a lot of luck renting my home in PA by using these sites. I had more calls than I could handle.

The best advertising is yard signs, ( if they're allowed ). I'd put colorful signs in the yard with specific info, downpayment, monthly rent, etc.
You can list your property with a local realtor for rent on the Multiple Listing.
