You can also use public sites, like http://www.Homesdatabase.com to find updated rental prices for homes in your zip code. I may also suggest looking on Craigslist. Don't forget properties listed on MLS are through an agent and *sometimes* a homeowner will increase the monthly asking price to cover the co-op fee charged by the agent.
You can also ask around...neighbors, coworkers or other friends might give you your best REALISTIC rental income range.

What was the outcome of trying to rent out the townhouse? I would like to do the exact same thing you are doing but I am concerned that I will 1) Not find a renter 2) Not get enough in rent to cover the mortgage. So, were you able to find a renter and if so how much were you able to get?

Townhouses in your neighborhood have rented for between $1,550 to $2,000 in the last six months - there are currently 3 on the market priced between $1,675 and $1,800. The lower you price yours, the faster you're likely to find a tenant. Of course, you need to work with an agent who will market it for you and not just put it into the MLS and hope for the best.
