I have a Foreclosure Clean out Business in Atlanta. Is this Business really Booming and How can I get more contacts in regards to marketing and work?

I worked with a guy who was doing this a couple years ago - at that time, it was extremely price competitive and I would imagine it' even more so now.

He had a backdoor renovation business that seemed to make money, but the trash outs were money losers based on labor, trash dumping, and equipment expenses and competitive pricing....these services were loss leaders in hopes of getting the foreclosure repairs or renovating foreclosures for investors.

I suggest that you pick some of the top foreclosure real estate agents and contact them in hopes of developing a relationship and getting business since they are the ones who have a stable of foreclosures and order many of the services. Most banks will not order these cleaning services directly.

I have been working in the waste removal business for 10 years. James is dead one the money here. Labor, Insurance, Dump Fees, Supplies, Trucks and yes overhead. A good business must pay taxes and accountants..etc. At least in the banking industry we tend to get paid...eventually. The best way to pick up foreclosure clean outs is to contact the agents who specialize in these. However be careful we bidding and make sure to account for your costs. Remember foreclosure clean outs are highly competitive so the person who picks up the job doesn't always make money.

Check with your local Realtor Board to see if they are giving classes in REO Certification. There you can do a presentation, offer some snacks and give out your information to agents who are looking to work with bank foreclosures and will need contacts in your field to help them. The agents will appreciate having you as a partner!

Another great option is to contact the Trustee in charge of the foreclosure sale. You normally want to get in line prior to the home going off to an agent as many agents have their very own preferred vendors... Pick up your local paper and view the Public Notice Sections.. Contact the trustee and or the lender directly. Don't be afraid to keep calling until you get the appropriate person on the phone. Many times lenders have preferred vendors they use as well.. The question you need answered is not how do I market my service to these companies but How do I become a preferred vendor....

I would suggest searching some websites for foreclosure listings, and soliciting the agents who have them for sale - to get business. Good Luck!
