Next, You need to meet up with a good realtor and a lender familiar with VA loans! If you're a first-time buyer you may even qualify for the $8000 federal tax credit being offered this year -- which can now be used toward a downpayment or closing costs. (See a lender for details).

The first thing to do is sit down with a mortgage rep. and get down what you and afford and the programs that will benefit you. You should go to your nearest VA office and obtain a DD-214 which essentially says that you are entitled to VA benefits which qualitifies you for a VA loan. Once you have received your DD 214 then you can go to a mortgage company and they will qualify you for the loan amount. If you've already approached a mortgage company they should have instructed you to do the same. I am married a to a veteran of several "wars". Thank you for your service and your sacrifice. The very first thing to do is to be pre-qualified, meaning you have a commitment from a bank to lend you money. This is superior to a pre-approval because you'll have a promise to lend you money. With the commitment in hand you'll be able to go to any realtor and give them all the parameters for a home that meets your needs.
