I am one of the owners in 20-unit condominium building on Upper East Side.
We are considering replacing our current management company since they are doing very poor job in servicing our building.
Is it hard to find and attract a good management company for such a small building?
Can anyone recommend a source/

I am looking for great management myself and happened on your question to see if I could get some good leads. I do disagree with Richard. I have dealt with Kyrous Realty in the past and the manager, Harriet Kyrous does have attitude, is quite unreasonable and does not listen to anyone who is not on the board. The office is rude as well, they keep you on hold for a ridiculously long time, and seem to have a general disregard for people. While that may be the MO of the "ruthless real estate business," honest and decent people should not feel it, especially when paying NY prices.
In Property Management size does matter, some firms are not set up to handle smkaller buildings, and this is not so much based in the number of units. A 10 unit building with $8 Million dollar apartments in it might want the resources of a larger company. Asuming your building is a samller building overall, you would want to stick with a medium to smaller managing agency...one structured to handle you efficiently and economically. My company (Halstead) would probably not be the right choice. I would suggest you try Kyrous Realty Group 262 West 38th. St. Ste 305 ...Harriett Kyrous, a delight to work with, there really knows how to service buildings of yoru size well and without attempting to enrich themselves in ways that conflict with your needs.
