I grew up in lancaster and moved away over 10 years ago. I still have family who live there. If you are not familiar with the area here are some things to consider. I know the houses are cheap in the AV but welfare, gangs and illegals are huge part of the community not to mention that LA has decided to house child molesters on parole in lancaster. Here is some good advise buy a condo somewhere eles..... Lancaster was a great place to live 15 -20 years ago ...

Yvette, If by any chance the property was build before 1982 there is no Mello Roos. Mello Roos started in 1982. It wasn't used all the time on new developments till after 1986 and some get paid off with time.

Your real estate agent should be able to pull up the tax information on any house. It should show there any special assessments or mello roos. Or, you can get the address and call the Los Angeles County Tax Collector at 888-807-2111. You can always call them before making an offer. That would be your safest bet.

There isn't a public site to get this info....but I have access through a title company to obtain information about the property taxes, which will tell us if there is MELLO ROOS on the property.
