It's very important to have someone skilled, so kudos for asking about it.
Depending on the side that I am on, I'm almost always requiring the parties to use my attorneys to help facilitate the negotiation of the deals. Most agents accept this, since it's the attorney that will be calling and trying to get answers TOO with us. That's the "AHA!" I've had this year. Account Reps move a bit faster for someone that has the word attorney attached to their name.
The other thing is just making sure the seller's have all of their stuff documented.
Negotiations are actually the easiest part of the deal, since it's a bank and an account rep with 400 other homes to deal with.
