That is a complex question. I think that you really should consult with an attorney who specializes in estates or real estate. If there is a mortgage, the lender can foreclose the property if it is not handled according to the terms of the mortgage.... more
I recently bought a house from a couple represented by SIRVA. Stay away! SIRVA has their own slew of paperwork which is carefully worded to take away the buyers' protections and legal remedies. SIRVA caused a 9-day delay in our closing then charged us $200 per day for closing late. That was about 400% higher than the mortgage payment on the house. They had all kinds of clauses saying they didn't know anything about the house and weren't responsible for any defects. The forms were pre-printed before SIRVA ever contracted with the seller, and said no one told SIRVA anything during their contacts with the seller, which hadn't even happened yet. How can SIRVA complete a form saying that they didn't find any defects, before they do their inspections??? Stay away!... more
If the roofing company didn't find any problems with the roof as a whole, it doesn't make much sense for them to be demanding a replacement. I would suggest walking away from the deal, especially if they aren't willing to work with you. You should get the ridge vents repaired though. That way you can say you did it if the next potential buyer asks about it.
I agree with Susie. They won't add a ton of value. But if buyers are looking at several houses, a home with new windows will definitely be more attractive than similar homes with original windows.... more

Rents are reducing as well as the home price. This is 8n a very nice area right by I 10 to the south. Real estate agents around here are not honest. They keep blowing smoke. I almost bought, but started reading on my own and realized that the o and g jobs were going to halt price increases so I'm sticking to renting for another 10 months.... more
Does no matter...I would talk to that agent as well as others and make a determination on who is best on how they will market the property and your confidence in them meeting your goals!
