Looks like I may be a little late, however, our rental market is very strong. FP&L (Turkey Point Nuclear Power Plant) keeps us local agents very busy. They are expanding to their plant and over 5,000 employees are expected to relocate from all over the country to work at Turkey Point. This is in addition to the thousands folks already employed there. Finding a LOCAL agent is a very important factor, and I mean local to Homestead, not Miami-Dade/ Broward/ South Florida. They will spend their commission on gas in two trips and will be done with properly servicing your home... General statement, of course.

Unless there is a middleman doing a possibly fraudulent short sale "flip" then there is no reason the Seller will care what the ultimate sale price is.
Are you paying ALL CASH? If so, be careful not to overpay. Buyers getting a mortgage have a level of protection from overpaying because the lender will order an appraisal to determine value.
Your best tactic is to be very kind to the Seller so they select your offer over others if there truly are multiple competing offers! There's no requirement for the seller to accept the highest offer.... more
Hi Roxy, We live in the area you are asking about. The previous answer is only partly correct. The neighborhoods off Cambell Dr. are the newer ones, and most are gated. This area is less congested than most, are in a safe "neck of the woods" and are well kept. The turnpike entrance is less than a mile away - easy on and off, and close to the newest shopping and restaurants in Homestead. In spite of that, the traffic is more manageable than most parts of our growing city. In our neighborhood, there are a number of homes for sale, 3-4 bedrooms, all with 2 & 3 car garages in your price range. These are not new homes, but are in the 4-5 year old range. Don't think you have to settle for less than you want. I'm not a realtor, just a homeowner who watches the market in this area closely. It's a good time to get into a home here as the market seems to be starting to turn. Hope this helps!... more
