would you ever remove a contingency contract to cover up for the fact you couldnt honor it because you messed the sale up so badly?

No, NOT EVER!!!!!

First, and most important, we must remain ethical. Even if a mistake was made, there is never a rational for trying to miss lead anyone.

Cover up?

No - regardless of the circumstance - the transaction and all parts of a transaction should be transparent.

if you messed up - fess up....
