I think as a seller your question should be who has a good track record of selling homes fast and as close to asking price. I am an investor and have been looking for preforeclosure homes before they hit the market. I found a good source of homes that are in various stages of preforeclosure at lakecountypreforeclosure.com you might want to check out whoever runs that site ( I cant remember the name of the agent at the moment) they seem to have the most up to date data I have seen so i am sure they have a lot of buyers waiting for a good buy.
Hi Mary. I am not sure who those agents listed below are, but from the description given, they have nothing to do with short sales. Instead, it sounds more like they are dealing with property management because Victoria mentions application fees and credit checks. While I am sure these agents are fine agents, their property management experience does not have anything to do with handling short sales successfully. Each larger company usually have at least a few agents who are specializing in short sales. I would contact the office manager of a few real estate companies in your area and ask for the names of a few short sale agents. Interview them and hire the one that you think will get the job done. Ask them what their ratio is between short sale listings they have taken and short sale listings that have actually closed. You are really only interested in the short sale listing side, not how many short sales they have closed representing buyers because all the short sale related work is done by the listing agent.
You want to act quickly as time is of the essence in most short sale situtations as most home owners either already have a notice of default or not far away from it and the longer you wait, the less time the listing agent has to market the property and get an offer accepted by the bank. The bank will not stop the foreclosure process while the property is on the market, but the bank may postpone the trustee sale if an offer is on the table. Good luck to you.
