when i bought my home it was listed as 3 bedroom. the room above the garage was considered a bonus room. can i sale it as 4 bedroom.?

The information provided is very insightful. We would like to add that many areas will not allow a room to be considered a bedroom if it does not have its own direct access. Passing through one bedroom to access another is not allowed.

One thing i see that hasn't been mentioned is whether on public sewer or septic. If on septic and approved for a 3 br, you can not sell as 4 no matter what you do.

My understanding is that a bedroom, in GA, is defined as having a closet, a window, and is in "close proximity" to a full bath.

If the room has not been altered, you may need to list it as a 3BR "plus bonus"...

I'd be happy to look at it for you, or refer you to an agent in Stockbridge.

If it has a window then you can call it a bedroom.
Per Building code laws, bedrooms must have egress other than an interior door in the case of a fire etc.
