The timeline for selling is based on two issues: price & marketing. Be the lowest comparative price and have that information on the more than 50 websites that are currently availble to Realtors.

Average 'days on market" (calculated from the listing date to the date of signed contract of sale) vary from town to town and generally increases as the price point goes up. East Northport has seen 372 closed sales in the past year, with an average sale price of $427,016.00; the average time to sell was 78 days overall. Keep in mind that these are 'average' numbers, and our experience has been that home which are CORRECTLY priced from the start (i.e. not starting high and then taking a succssion of price reductions) typically sell within a matter of weeks. Also, E. Northport has not been as adversely impacted by foreclosure sales as many other towns, which helps to stabilize the your local market. I hope this information is helpful, best of luck with the sale of your home!

Average time does vary by exact location, pricing, schools, size, condition, etc., if looking to sell check out http://www.mlsli.com also consider inviting a few agents from different realty companies and ask for a CMA--comparative market analysis, review the data and make a determination; if you need additional assistance feel free to contact me directly.
