what is the most important thing you can do to make your home for sale in parma, ohio more sellable than competing homes since there are so many.?

Spotless at all times, fresh and clean, neat yard...good curb appeal ...trim
shrubs...fresh pot of flowers on porch or steps. Wash the windows..pack up
excess and store it if necessary....make the house look roomy.....get rid of
wallpapers............clean basement....... .. fans, appliances.....shampoo carpets if
necessary ...visit the competition if you can,,,,, paint the front door if it needs it...
no bright colors...neutral colors of paint......................price it right and be
willing to pay points or closing costs for a buyer..............be prepared to
stay on the market a bit.things seem to be getting better.

Curb appeal is often overlooked. You want your potential buyer to fall in love as soon as they arrive. First impressions are everything.

I would suggest that the house should be priced right and the home is staged. Your agent can help you with all of this.

Make sure you are priced on target for the area; you may wish to consider pricing slightly below market, for possible added visitors, and the possibility of multiple offers--consult with your agent, he/she can best advise...
