Its almost more affordable to go after a short sale or foreclosure right now, unless you find a builder sitting on inventory. In that case, you will likely only find a good deal if the builder is not financed very high on the property. Due to the economy, foreclosures and short sales can be purchased in the Chicago area for much less than the cost to build new construction homes

You can get an amazing deal on a New Construction home in Wheaton starting in the 650 K plus price range if you add Glen Ellyn and Naperville Areas there are many homes previously priced at over 1 Million selling for 800K. There is no market for new construction right now, 9 out of 10 builders have stopped building. Its the worse time ever to sell a home in that price range. If your the buyer expect to get a deal that will have you laughing all the way to the bank.

FIRST ANSWER

If you can provide me with some zip codes I'd be more than happy to tell you what the absorption rate is for properties in that price point. This will essentially tell you how quickly properties are selling at in those particular area and how many actives to sold properties there are. I find this very helpfull when trying to determine value/market trends. However, without a specific area the information would be skewed since it is entirely dependent on the location. Feel free to email or call me directly as I hope to be of assistance. I can also set up a search based on actives or solds in whatever area you're interested in based at that price point.
