Good morning Sparkle,

There really isn't any debate at all! If you are comparing the two; a 2 car garage will ALWAYS beat out a single car garage when the homes are similar in location. If the area is prone to having NO garages, then obviously having one will be a step-up.

Cookie cutter in San Antonio that is MOST popular is 3/2/2! I still get soo fed up with those home builders actually still building ONE car garages that claim that it's MORE living space for your buck!! What you basically are doing is buying into that cheap excuse only to cut corners on your purchase w/out much regard to resale on the back end. Keep in mind that owning a home is owning an investment.

Here are FACTS:
Last 12 months of sales in ALL areas of SA.
1 car: 421 sales w/ average sales price of $116,324
2 car: 3229 sales w/ average sales price of $125,489 PROOF IN THE PUDDING!!

Hope that helps give you more of a clear cut answer.

Hi Sparkle,

A two-car garage home should ahve a higher price. One with a three-car garage certainly will.

The added space means more area for the homeowner to utilize. If it is air conditioned then a one-car garage would not make that much difference.

When pricing a home, the location and condition of the property carry the most weight.

Hi there, Your question is a little tricky but I am going to take a stab at it.
There are some newer neighborhoods where you can see a dramatic price difference simply because the homes that have the two car garage are larger in size. However, if the area is a HOT area such as Alamo Heights, you might not see a huge difference. In all, it really just depends on the home and what it has to offer in size and then some.

I suggest getting a Market Analysis to compare this property.

FIRST ANSWER

The buyer's today need two car garages.....as a matter of fact, they would like a three car garage one for each car the the third for storage. Normally a home with a one car garage will sell for less then an identical one with a two car garage. The exact amount depends not only upon the garage, but location, size, ameninties etc. It would be best to speak with a local realtor for that.
