what is the difference between an unconditional release, & a conditional release from a realtor, which one do you need to be release from the?

Hi Jan.just to sum it up..................unconditional release means there are no strings attached....you may do as you want - relist your home with a new broker, or sell it on your own............no commission due.

Conditional release means there are strings attached.. in that you are still obligated to the broker (for the commission if the home sells) until the listing would have expired.......depending on the "conditions" you probably can't relist it with a new company........make sure you understand whatever the conditions may be.

If possible, an unconditional release is what you want.

FIRST ANSWER

Jan Uncoditional means your Broker actually giving you back the listing, or no longer accepts it, with no penalty.
Conditional means he is giving you back the listing but will go after you for commission if you hire another Broker to sell the property.
Technically it means: Unc you dont pay comm - Cond you pay
In most cases its up to the Broker, type and condition of property and price.
