4-5% is the majority of the commission structure you will see in the city of Boston, with 5% being the most popular. The further West you go (i.e. towards Worcester and Central Mass) you are more inclined to see 6% deals.
RARELY will you see a commission of 6% in Boston, but on occassion it will happen.
And because commission rates are negotiable, its up to you to decide how much you feel comfortable with.
Each agent and broker is different so I would suggest asking around to see who can do what for you in regards to selling your condo AS WELL AS giving you a commission structure you are comfortable with.

My advice would be to take the time to call as many different Agencies/Agents as possible and inquire as to what they offer in services and what they wish to receive in Commission.
Make a list of those who fall in the range of what you think is fair and begin interviewing so you can decide who will provide the services you require, who you feel comfortable working with and discuss/determine the Commission...You are hiring services, so interview and get everything you agree upon in writing as this is an important decision..

Hello there- The lowest listing commission is usually 3.5%, and that is with a "discount" broker- not that I'm advocating that. It also is based on the asking price of the home. There might be more wiggle room if you have a $800K condo instead of a $210K condo.....

An average commision is set by each individual office. In MA I have seen anywhere from 4-6%.
Speak with a local agent and ask what there rate is.
