I think that your real question is "what is the best way to quickly sell...." right?
As pointed out, getting your listings to stand out is the real crux of the matter. I think I would pose your question to three top REaltors and see how they respond. Then select the Realtor who has a grasp of your situation and you think has a plan that will not only put the properties on the market. but cause them to sell.

Use a realtor that will do an al cart system of charging you. Pay for only the serveries you need.
ie: get in the mls, signage lock box negotiations.

Bill is correct and offering them together may be what it takes to move them. I am in Southwest Florida and our busy season starts now and ends in May. I am not sure where your lots are, but you would want to put them on the market during your busy season.

The major issue is there is very little new construction taking place at this time. And we expect this to be the case until the present inventory is depleated and the economy becomes more stable.

Despite this, there are still buyers looking to invest in solid investment opportunities. These properties may have this potential but it needs to be marketed by a skilled agent that has these types of contacts.

Our suggestion is to consider bundling these lots and selling them as a group. Investors today, are like every other buyer. They are looking for the best deal possible. Bundling the lots and pricing them right, may get the job done for you.

Highest exposure if via realtor posting your properties in MLS. Waterfront property is rare exception. You can also market property yourself via web plan your own advertising program keep on top of all your promotions.

Keep in mind if you sale properties FSBO you must follow state laws. With busy season of April - July not far families are looking to move waterfront can be attractive.
