When I take buyers out to see homes, if the house looks like it is the best priced house we find that meets their needs, they buy it right away. If you have it priced to high it may set for sveral months until you finally lower it to where it should be priced. If you price it right to begin with it will sell quick and buyers will expect much less negotiation. It might go under contract within a week.

I would need a bit more specific information before giving an accurate answer. For instance, square footage, location, condition of the home, amentities, such as pool, etc.

I did look up year to date statistics for all areas of Fort Worth. Through the end of April 2008, the average days on market on sold homes range anywhere from 71-97 days. Therefore, a good guess would be from 2 to 3 1/2 months. Though, one area of Fort Worth did have the average of 206 days on market, which would be almost 6 months average.

John in Everman I'd guess about 3-5 months. It will depend though if you price to the market or just under.

FIRST ANSWER
Need more info John, what part of Fort Worth? which subdivision? that is very important to give you an accurate answer. How is the condition and the size?
