Actually, there are 5 homes for sale in Forest Ridge right now (plus 1 proposed construction) and the average days on market for all 6 is only 69 days. There have been 2 sales in the last 6 months, both were foreclosures and they were on the market an average of 67.5 days. Of the 5 on the market now, only 1 has an offer on it and it is our listing which is a short sale. We hope that helps you.

Average Market time is 145 Days for sold properties. Average market time for still listed properties is 123 Days.

Hi Gina,

Here is some MORE accurate information for you to review. There are currently 6 listings in Forest Ridge. There is 1 short sale on Cypress that we have listed for $339,900 (3 BR, 2.5 baths) and has been on the market for 71 days. The home on Magnolia is listed for $409,900, (3 BR, 2.5 baths) has been on the market for 37 days, another home on Cypress listed for $439,900 (3 BR, 2.5 baths) and has been on the market for 55 days. There is a model home on Forest Ridge that is listed for $599,900 (3 BR, 3.5 baths) and has been on the market for 428 days. There are also two proposed NEW constructions listed between $393,900 and $408,900.

As far as sales go: In the last 12 months (2008-2009) there have been 4 sales, 3 of which were foreclosures that sold at 185K, 262K, and 265K. The one "traditional" sale was on Cypress and sold for $462,000 and was on the market for $479,900 after dropping from $489,900. (186 days on market)

Bottom line is: Unless you HAVE to move, Ron and I would recommend you stay put until the market turns around. According to the MLS there are only two listings at this time. One being a short sale on the market for 71 days at $339,900 and the other on for 37 days at a price of $409,900. And the last sale in that neighborhood sold in June of last year, on the market for 150 days.
