The average number of days on market was 86....average price $189,685...average price per sf = $83.05....total home sales ...181..........all of this was for the last 3 months in 75007 zip.

Days on market depends on lots of things...location, list price, condition & updates are the main things. You could have a great looking house beside a railroad or busy street, one thats overpriced for the area, one that's older with no updates. Buyers are looking for homes that need very little work and priced great for the area.

If your home needs painting, carpet, A/C-Heating, roof, anything majoe...they will go down the street to one that doesn't. If they don't they will usually deduct this from any offer they make on yours.

This definitely is based on two things. First-- it is so important to put the time into preparing your home to be put on the market so that the sales process is reduced- this starts with the details! Second-- the home needs to be marketed to the public in a repetitive and positive way, through proper pricing and good advertising. Carrollton is a great market with good schools and is a place that people will relocate too. Take the time to list your home right- the first ten days that your home is on the market is the most important-- make sure the first impression is a good one.

90 to 100 days is what most are that are in decent condition. If you have updates and good condition and priced well it will usually be very quick.

I had a listing in march that was on the market for 10 days before it sold. Let me know if you would like a CMA on your property at no charge or obligation. Thank you

That truly depends on if the home is priced right. Price it with "padding" and it may sit for a long time. Price it where the market will bring you offers... sometimes that is easier said than done. Find an agent who will be truthful with you and not just tell you what you want to hear to get your listing. Have the agent take you to 2 or 3 homes that are direct competition to yours. Look at how they compare to yours and how long have they been on the market... remember the market determines price. Not what a seller needs to net on their home or how much they paid or put into it.

Price it right and make sure it is in the best possible move in condition and it will sell relatively quickly. Price it too high and it will sit. Also potential buyers won't even know your home exists as it won't come up in their searches. For those buyer's where your home comes up it will be competing with superior homes and will be picked over.

That s a down and dirty explanation but it is 100% the truth. Best of luck to you in selling your home.
