Make certain your buyer has been pre-approved for the mortgage loan unless it's an all cash offer then press for a copy of the mortgage commitment once you have agreed on price & terms. Here is a link to an article you may find helpful.

You should know that you are legally bound to the same rules and regulations as if you had a Realtor, so please heed the advice given. BTW, there is a big difference between accepting an offer and closing escrow. Would love to hear more after you close escrow

You should use a real estate attorney. If you are not using a real estate attorney, you need to find a title company and call them right away. Good luck with your closing/sale.
